Insulating your loft after spray foam removal
Once spray foam comes off the underside of the roof, the loft needs insulating again in a way that lets the roof breathe. Here is what the Energy Saving Trust says about doing it properly.
Why it matters
The Energy Saving Trust says an uninsulated home loses around 25% of its heat through the roof[1].
Check the roof first
The Energy Saving Trust says to get professional advice if the loft is damp and to fix the cause of the damp before adding any insulation[1].
The Energy Saving Trust does not recommend firms spraying foam under a damaged or leaking roof without fixing the problem first, and says the roof should be dry and sound before any insulation goes in[1].
How much insulation, and what it costs
- The Energy Saving Trust says current building regulations recommend a minimum depth of 270mm for mineral wool loft insulation[1].
- Installing it from scratch: £750 in Great Britain[1]
- The Energy Saving Trust says loft insulation, installed correctly, lasts around 40 years[1].
Ask whether your removal quote includes re-insulating, or whether it needs a separate price.
Loft floor or rafters?
The Energy Saving Trust says insulating at rafter level costs much more than standard loft insulation and is much less energy-efficient than insulating the loft floor[1].
The Energy Saving Trust says a good installer will not block any intentional ventilation and may need to add more[1].
The Energy Saving Trust says insulating the loft floor makes the loft colder, so pipes and water tanks up there need insulating too[1].
Choosing an installer
The Energy Saving Trust advises choosing an installer registered with TrustMark, the government-endorsed quality scheme for home improvements[1].
The Energy Saving Trust says to be cautious of an installer who pressures you to decide at once or gives no written contract or clear breakdown of costs[1].
Keep a record for a future sale
The Energy Saving Trust suggests taking photos before and after the work to record what insulation was installed[1]. Keep them with the removal paperwork, as a buyer's surveyor or lender may ask what was done.
